First:  High Rents.  Rents are high and will go higher each year.  Unlike rent, your fixed rate mortgage payments won’t go up over time.  Your property taxes and insurance payments will increase.  However, in California we have Proposition 13, which limits the rates at which property taxes can be increased.  If you are careful to find a good home insurance policy, that might help you with good rates.

Second:  Low interest rates.  Mortgage interest rates are at historic lows now.  But the Federal Reserve is expected to increase these rates before the end of the year.  As rates go up from 4.125 percent (where they are today) to 4.3 percent and beyond, monthly payments on new mortgages will go up and purchasing power will decline.  Buying now, while you can lock in today’s low rates, can save you lots of money over the lifetime of the loan.

Third:  Equity ownership.  Rent payments are money spent and gone, but mortgage payments are investments.  With each house payment you build equity in your home.  As the interest portion of the payment declines, the principal part of the payment increases and your equity ownership goes up with that.

Fourth:  Favorable return on investment.  During temporary housing market ups and downs, real estate has experienced long-term, stable growth in value.  The average appreciation rate for median-priced homes in the Golden State has been around four percent each year for the past 15 years.  So you can invest and pay 4 percent annually and puts a roof over your head at the same time.

Irvine homeowners and sellers have high expectations and confidence of the buyers.

530 Irvine homes are now listed for sale – with average list price of $1,131,333.

That’s a 9.2 percent drop in number of Irvine listings since November 1 (three weeks ago) when 584 Irvine homes were listed for sale.

It’s also a 28.3 percent drop in number of homes listed for sale since September 1 – when 740 Irvine homes were listed for sale.

121 Irvine sellers got buyers for homes under contract and went into escrow during the first 21 days of November – and average list price for those homes was $827,472.

The average list price of an Irvine home going into escrow is about 25 percent lower than average for sale listing price of all Irvine homes.

210 Irvine homes sold with closed deals during October 2014 – with average sold price at $902,560 – and average time on market for those homes was 72 days.

Irvine CA average home selling market time is now about 2.5 months – that time it would theoretically take to sell all homes on the market at current pace of sales.

Irvine home sellers who are serious are looking carefully at “fair market value” – the amount that other homes in the neighborhoods have actually sold for.

Irvine home selling markets are more balanced now as compared with last year November 2013 – with little or no advantage to either buyers or sellers. Buyers have improved negotiating power and choices.

740 Irvine homes are now listed for sale – as of September 9, 2014 – according to CRMLS multiple listing service.

Average price at Irvine for a home now for sale is more than $1.1 million.

172 Irvine sellers got buyers for homes under contract and went into escrow during the past 30 days – and average list price for those homes was $880,156.

So the average list price of an Irvine home going into escrow ($880,156) is almost twenty percent lower than average for sale listing price of all Irvine homes ($1.1 million).

What this shows is that some Irvine home owners who listed their homes were unrealistic about price and need to look more carefully at fair market value – what other homes in the neighborhoods have actually sold for.

208 Irvine homes sold with closed deals during the past 30 days. Average sold price for those sold homes was $805,980 – and average time on market was 62 days.

Average time it would theoretically take to sell all homes now listed for sale (740) at current pace of home selling (172 per month) is more than 4 months.

This average time to sell Irvine homes has increased this year and especially during the past 90 days.

Irvine home selling market still favors sellers. However, this is trending toward balance recently with increased number of listings and sales moderating.

Buyers have more negotiating power and better choices now as compared with earlier this year and during 2013.

Now is a Great Time for Orange County CA Home Buying

Orange County CA now has more than 8,000 homes listed for sale, which is up about 35 percent from one year ago.

Home-Buying-Tips-Template-252Home price appreciation has halted for now. Buyers have lots of choices these days and room for positive negotiation in many situations.

So why are some Orange County CA home buyers waiting? They seem to be nervous and on the sidelines for what they believe will be a real buyers market where they will get the best deals.

Buyers shouldn’t wait. Purchase money mortgage loan rates are still low and hover around 4.1% for a 30-year fixed rate for those who qualify.

Number of homes for sale listings is way up from last year and first part of this year, and buyers have much better choices now.

However, with an expected market time to sell all homes now on the market is just over 3 months, the current Orange County home selling market still favors the sellers and is not yet close to a buyer’s favored market.

Buyers are wishfully thinking and not using facts and real housing data while they wait to buy.

2014 is very different from last year 2013 when Orange County CA was a sizzling seller’s favored market – with homes flying off the market at almost any price.

Just because prices have gone way up does not mean that the market has shifted to a buyer’s market.

Orange County home selling markets are moving more towards a normal, balanced market where neither buyers nor sellers will be able to call the shots.

Average time it would theoretically take to sell all homes now listed for sale at current pace of home selling is 3.27 months.

This average time to sell Irvine homes has increased especially during the past 90 days.
